WSP Condition Surveys & HAZMAT Reports
All Tranche 2 WSP Condition Surveys and HAZMAT reports have been sent out to those Centres involved.
All HAZMAT reports have a Hazardous Materials Register in them. Please photocopy these registers and add them to the wall alongside your Hazard Registers. Those with Tranche 1 HAZMATs look in your Black Hazardous Materials Management Plan Folder to see if you have a site-specific HAZMAT (only 124 Centre received them).
Hazardous Materials
Property Managers will be visiting Centres identified to check the condition of hazardous materials once per annum. But, in between these visits, if identified hazardous materials have been further damaged, i.e. bikes or balls hitting asbestos baseboards and creating damage, then please email [email protected] immediately to let us know (please include details and photos of the damage). We will need to assess the extent of the damage and whether work is required to repair or encapsulate the damage.
Property Projects Applications
A bulletin was emailed out to all Playcentre staff & centres in May asking centres to hold project applications that are non-urgent until 5th July.

Possible problems with Borer in your timber furniture or building structure?
Borer are more often found on the south side of a building, or in floor timbers due to these areas being prone to dampness, mainly in soft or untreated wood. Sawn timber is also more prone to borer than a smooth surface.
Borer can weaken timber, and long-term can threaten the structural integrity of these parts of your building therefore it is important to apply a treatment that kills the borer, stops their life cycle and prevents re-infestation.
Borer bombs won’t exterminate all life stages of borer beetles but will kill adult beetles on contact and cause the larvae to emerge from the wood, allowing you to follow up with additional treatments such as surface sprays wood preservatives. Like any pest control method, borer bombs have advantages and disadvantages.
Pros:
- Effective in killing borer bugs and other wood-boring pests
- Easy to use
- Quick results
- It reaches areas that are hard to reach.
Cons:
- Dangerous to human health if not used correctly
- Short-term solution – pests might return
- Can damage surfaces or items in the room if not covered.
When using a borer bomb it is important to completely vacate the premises for the advised time shown on the borer bomb, cover all surfaces, put any food stuff in cupboards, then wipe down everything on re-entry to the premises before allowing children into the building.
Padlocked gate BWOF issues
The property team are receiving an increasing numbers of padlocked gate issues in BWOFs.
Final exit gates must have any padlocks not only unlocked but also removed from the fence or gate during hours of operation.
If your centre has a padlocked or locked exit point, the centre must have an action plan around removing the lock or unlocking it and it must be included on your daily checklist that it has been completed (i.e. reminding people to make sure remove the padlocks during the sessions).
The padlock must be removed away from the gate during the sessions, this cannot be just hung on the gate during the session where the padlock can be locked by a person accidentally.
If the gate can only be closed with the use of a padlock, then a separate form of clasp, out of the reach of children, needs to be installed.
Please contact us if you are making any changes to locks, clasps etc. so that we are able to make sure it complies with BWOF and licencing criteria.
Please note that if your centre does not have a BWOF you will still need to make sure that the above is being adhered to.
Are you struggling to get your Playcentre heated to 18 degrees, as per licencing requirements? If so, please contact askproperty: [email protected].
Building Check
If you notice any recent damage to the exterior of your building, in the first instance please notify
[email protected]. Please include images and details of the damage.
Property FAQ
FAQ are available on the website, Property FAQ’s | Playcentre/. These are updated as new questions are asked.
If you have had situations at your centre that you think other centres may appreciate knowing, please let us know at [email protected] and we can arrange for them to be added to the FAQ page of the Playcentre website.
Property Maintenance Records
Ensure that you keep a property folder with records of all maintenance you have completed at your Centre and who completed it. This should include bark and sand top ups with a record of the amount required, total cost, and the contractor who supplied/completed it. Property and playground checklists should also be kept in this folder. This will help members with future maintenance.
Property Projects
Playcentre Aotearoa ask that all centres email the admin team: [email protected] at the very start of a project when you are initially thinking about undertaking any project. This information will then be distributed to the appropriate property team member who may be in touch to discuss any potential support or issues, guidance and advice that may be identified by the team. This is for both playcentre funding assisted projects and non-playcentre funded projects. This includes building and playground projects. This could prevent costly mistakes!
